A client who has just recently begun her search inquired about the all of the towns that meet her broad parameters. She is generally looking for a home that is “not too big” but not teensy. We have lots to share about different communities and resources, but it is sometimes challenging to compare home prices across the different individual markets. In a new approach, we looked closely at the market for modest yet comfortable homes (between 2000 and 3000 square feet) per our client’s needs. What we found was a fascinating indicator. The towns analyzed included: Maynard, Framingham, Waltham, Natick, Sudbury, Acton, Wayland, Dover, Lexington, Lincoln, Concord, Weston, Newton, and Wellesley.
Bear a few things in mind while considering this data:
- This data was pulled on December 11, 2012.
- This is historically the lowest season for inventory, and hence the low number of homes available in each community meeting our size requirement.
- Many of the homes included did not sell in the more active seasons and may have come down in price.
- Some of the homes included are under agreement. None have sold yet.
