Seven houses have come on the market so far in 2018 (that were not previously recently listed). Of those seven listings, four (maybe five, not sure yet) have accepted offers. And all four have had multiple offers (and will therefore sell at or above list price). THAT IS A VERY HOT SPRING! It’s only March 2, and there are still only 13 active single family houses on the market, so it’s likely to continue to be a strong market for Lincoln sellers!
For buyers, it is SO IMPORTANT to have experienced local realtors representing your interest. So far we’ve helped two sets of buyers make competitive bids and win. That’s 2 for 2 in 2018, let’s see how our record progresses through the season!
By comparison, by March 2, 2017, only four houses had recently come on the market, and not one of them had multiple offers. However, before the end of March, seven more houses came on the market. Three were under $750,000 and they all sold immediately, for over asking, as did one other listing. The other three new listings stayed on and sold for less than list price.
In 2016, three had come on the market, and two went for over asking. But by then end of March, 2016, another 11 houses had come on the market of which seven sold immediately, with six selling for at or above the list price.
